When an address turns out to be wrong, the cause is usually one of a small number of predictable patterns.

The usual causes

  • Source lag: the record was accurate when filed and has not been refreshed since
  • Relocation without a paper trail, common in short-term rentals
  • Mail forwarding that points to a mailbox rather than a residence
  • Name collision with a relative or unrelated person of the same name
  • Missing unit numbers in multifamily addressing
  • Entity-held property where the owner of record never lived there

What to do next

Do not simply order the same search again. Add the failed attempt history to the file, then move to verification and associated-location research, which test the address rather than re-deriving it. The second pass should look different from the first, or it will produce the same answer.
